$15,000 total assignment fee, buyer is flipping the house Lessons learned?

Hey you guys.I'm Deonte LaBrde, a relatively new real estate agent, who started my real estate journey five months ago.

So I'm sure most of us have an instagram (or FB) account and have come across coaches like Thach Nguyen and Jake Leicht showing how they used real estate methods (flipping, brrrrr, etc) to make loads of money and promising to show you all their tricks if you just pay them $5000+ for their content.

I'm currently working on getting my real estate license.

For now, we were toying with flips, brrrrr, buy and hold, multi, even construction of multi, but... the numbers just do not add up in this market, so we are waiting... who knows for what... great deal or recession...

You have already posted this in another forum.You have to be where investors are and that means real estate investor meetups, conferences, etc., but you won't get anywhere with them if you don't have the experience yourself to work with them.What value can you add now?
