I'm sure you'll advise me to not take such a large payment up front =)You do not want to be collecting a monthly payment towards financing the option or towards the eventual purchase ... by all means encourage your tenant/buyer to put $300/month into a fund to be used for their downpayment, but do not collect it from them.Lastly, since there is a lease and option agreement, you're still taking a security deposit on the lease right?
