This would reduce sticker shock and your touch time.Not sure if a site is feasible (if you have enough properties to justify) but having a link to a webform where they do the pre-screening as part of the initial contact would reduce your touch time.If you are in a high rental velocity area they may be getting into other places by there time you responding or if they feel it's taking to long they may move on?

One of the stumbling blocks I encountered is trying to determine how the taxman (yours or mine) would interpret a 30-50 year lease.

Here in Illinois, we must make disclosure and provide the pamphlet on lead hazards at lease signing as well as when a mitigation notice is issued after a state inspection - I encounter a lot of landlords who fail to do so.

Now, with all of that said, I have encountered the issue that people in Texas can be familiar with and comfortable with the TREC forms to the point they refuse to sign anything else. 

Haven't encountered fish yet, I'd be inclined to say no.We have only had one tenant with pets where the carpet wasn't completely trashed at move out; it was an outside dog.

And a good number of the issues you may encounter wouldn't show up on any report you could buy.
