This would reduce sticker shock and your touch time.Not sure if a site is feasible (if you have enough properties to justify) but having a link to a webform where they do the pre-screening as part of the initial contact would reduce your touch time.If you are in a high rental velocity area they may be getting into other places by there time you responding or if they feel it's taking to long they may move on?

Here in Illinois, we must make disclosure and provide the pamphlet on lead hazards at lease signing as well as when a mitigation notice is issued after a state inspection - I encounter a lot of landlords who fail to do so.
