Typically, once the investors get all of their accrued preferred return back and all of their capital, then there is a tier in the waterfall called "promote", where the LP's split any distributable cash with the GP.

The others take time to accrue, and are not (at least directly) comparable.

We really didn’t have the time available to fly down there and look at properties in person, we had a vacation scheduled so both our workloads were heavy and I had limited vacation days accrued so we ask the Realtor to do a video walk through of the homes and send to us.

When we (my atty and I) noted we own it but its a land contract the jurisdiction noted they do not recognize land contracts even if recorded and whoever is on title is responsible and needs to fix it or accrue fines of $500/day.

Mortgage interest on the loan starts accruing the date the loan is disbursed (closing date for a purchase, 3 days after for a refi) so part of your closing costs will be the mortgage interest prorated from the time of disbursement through the end of the month.Say your interest payment is $300 and you close on April 1st.

You'll get all the cash flow and all the equity that accrues over time and you'll be doing no more work than you would by forming a partnership with your client....?

While calculating total return on investment I noticed my calculation of total equity accrued in one year is different than several examples I have found online.
