I realize that the areas that I'm looking at in California (Long Beach and Orange County) are fairly solid markets and the properties are turnkey, however I'm sure that I could get a similar 40-50 unit building elsewhere with what I'd spend on a 8 unit building in So Cal.

Home turf for me is the Inland Empire, Orange County and San Diego County.

Because Orange County has a great environment for Vacation Rentals, I will use that for my example. 

I generally like red front doors, but not so much with the house's warm orange-y brick color.
