I am thinking of changing over to a nice vinyl solution.  

This would include, hardwood floors, granite counters, stainless appliances, double bathroom sink, open floor plan.I try to combine this with my wants as a landlord which is hard-surface floors and low maintenance everything.A couple examples, we use a lot of wood-grain vinyl.

My spouse feels that I am leaning too heavily toward the older home and being distracted by vaulted ceilings and double sided fireplaces and vinyl fenced yard and upgraded kitchen furnishings where she is looking primarily at new with no undetected wear and having a full home warranty. 

I have been planning on replacing the carpets at the rentals with vinyl plank laminate for years.

Both bedrooms had vinyl mini-blinds in the windows, which I would close at night, and the lights didn't bother me.You might drive your car through there in the early evening or night and see where the headlights shine on the house. 

While I was cleaning the unit up outside, I noticed some of the vinyl siding was wavy on the deck.

If you have the extra money, consider replacement of carpet with tile or vinyl flooring  which lasts much longer and is more durable.

Materials: tub and surround, toilet, sink, vanity, mirror, vanity light, mold resistant drywall, GFI outlet, light/fan combo, flooring, paint.I installed 'luxury vinyl plank' flooring since the bathroom is a high moisture area, which was super easy to install and is holding up well.

The house needs the following:-Vinyl plank flooring throughout home which i would install myself (850 sqft home)(850sqft x 2.69per sqft = $2,286.50)-New windows (11) ($160x11= $1,760)-Painted and spots patched where previous owner had screw holes (Est. $600)From the estimates i have got seems like it will cost under $7,500 for repairs, i added a little buffer. 

@Cole Fleishour - month to month leases, cameras outside to prove pets then back bill, personal i allow pets with weight, breed, and quantity limits of course with more deposit and additional rent, i just use luxury vinyl floor instead of carpet.
