It is about getting the deal done rather than micro managing the sales cost.Note a high end home might need staging so there will be rental furniture costs, fresh flowers, etc.

I was considering doing a year lease as the 2nd floor tenant has been there 10 years, but the 3rd floor tenant just moved in, and judging by her apartment (mattress on the floor, no furniture/couch, ect..)

There are six section 8 units down the street from us; 5 of those units are quiet, hard-working adults with young kids who behave BUT ONE unit has a family of the stereotypical section 8 tenants - they let everyone stay with them, there is trash all over their yard all the time, they usually have broken doors and furniture in front of the unit on a semi-weekly basis, and they even allow drug dealers to use their yard/corner for dealing.

She did tell us her grandkids would be visiting her frequently but that's understandable.Now that they have moved all their furniture in, I'm suspicious that the young couple moved in this past weekend with their kids instead of their mom - which is a clear violation of the lease clause for who can live at the premises.Since they just moved in a couple days ago, it seems like evicting them would be a bit extreme but I'd like to know what you guys think.

I would wait until they are out, (sometime furniture hide needed repairs) and inspect.
