Most wholesalers don't take ownership of the property they are "selling" you...so, my bet is this is one of the very few title companies that will execute a double close....most of the more reputable high-volume title companies don't cater to folks that actually have no ownership interest in the property they are transacting.

Additionally, in order to pay my own mortgage, pay for living expenses (food, utilities, etc.), I have saved up 6 months of expenses in an emergency fund to handle that type of a situation.
