My month-minimum SF pool home in a gated country club community in Fort Myers is mostly booked through May 2022.

FYI those interested in purchasing student housing in SW Florida we have a brand new construction state of the art gated development due for completion for Fall 2017.  

Dana, that's a great point about the resale ROI.

I've been in search of really any deal I could find that would cashflow a minimum of $350/mo out of that gate after ALL expenses (management fee, maintenance, insurance, lawn/snow, P&I). 

Can be a chunk of change out of the gate but well worth it in the long run.  

The equity build up and appreciation combined equally about 1000/mth, so there's that...but that kind of gain doesn't really mean a whole lot right out of the gate.

We bought two in a gated community with the intention of building on them but the annual fee was the same as that of a developed property: $1000/year.

@ Christina AcevedoI agree with Matt, but to get off the ground , perhaps first time out of the gate, you could hire someone, observe their process, but be involved in the final selection process?
