If you want to do people a favor you can get their offer(s) in writing and then when they try some bait and switch on you - report them to the state and national licensing boards.

Not sure, from what you're writing, what the benefit to the borrower was in refinancing, but there had to be something; cash out and lower rate are two that come to mind. 

The insurance company may do what is called a "cancel / re-write" where they just cancel the policy that was in your individual name and re-write it to the LLC name - there shouldn't be any change in premium with most insurance companies. 

They are ridiculously one sided and what these guys say and what gets put in writing are two entirely different things. 

I approached them and told them our plan to convert the space (assumptive sale style) and offered to renew their lease and lock them in for the same rate for 18 months at the same time.
