I have a quadplex it has a basement we roughed in to add a unit one day....well, we're thinking it's "one day". 

We negotiated a deal with the owner for 20% Equity, we are responsible for infilling the community as well as property management (which we also get paid separately for).

The problem with Multi Family is that unless you or your partner have $10M or so of net worth and $1M in cash laying around as well as prior experience with commercial real estate, you can't get the loan. 

That is bump up for me as well.

Well, STR can work well for people who own a vacation house for personal use, and just want to generate some extra income when not in use.  

Well in that case - the tenant paid rent portion is $2600 and therefore is above the $2500 cutoff / not Mission Driven. 

We've utilized the VA loan for our current home, and this strategy has worked well so far.

I am not familiar with any HML on a fix and flip that would not want an appraisal as well as an estimate of costs.
