I like commercial because there is not as much competition for it.You can structure a deal more creatively and there are more different types of lender loans than for residential.Residential is highly regulated by the government now.Commercial I don't want the government messing it up as well and squashing creative financing.I like commercial for economies of scale and ramping up larger transactions.You can make money in residential it is just not my thing.I like retail and multifamily.Medical will be hot for many decades to come as well with the boomer generation retiring.I don't care much for industrial but I am seeing some transition areas where a developer takes an industrial shell of a warehouse leasing at 2 sq ft.They put improvements in and get rezoned to mixed use retail and get 15 sq ft lease rates.

It takes a while to know the temperature of your community to determine what criteria will and what won't eliminate so much of your pool that you don't have extended vacancies.

Just as Don said, I have a small warehouse that we keep over-stock material from last rehab.

I decided to just strip it and put up hardi plank...The three main things appeared to be:1) proper cleaning of any chalked paint and scuffing of any smooth surfaces, 2) using a base coat desenged for proper adherance, and 3) since aluminum will expand and contract more than wood with changes in temperature, you need a paint that is relatively flexible.

I would also lock the thermostat so that the tenants would be unable to alter the temperature.

I would bet this building has 15,000 square feet of hard to utilize area -- warehouse space in primary retail area, second floor area, back lot, etc.
