Investing is all about having capital velocity, how quick does your money go out and return to you so you can do it again.

So when you're trying to have this sort of velocity of capital...South Jersey just doesn't work.

as a realtor, I can tell you that even any human being, especially if they understand where the market is / is heading (and with what velocity) + when they can interpret the comps, will price property MUCH more accurately than any of the algorithms on the consumer web sites, such as zillow, redfin, etc.

I have a bit of an advantage though because as a broker there is a level of value that I bring to the table, market knowledge, transaction experience, deal velocity, essentially tens of millions of dollars of investment experience.

There is no secret......limely tou’re hearing this crap about “paying off your mtg with a heloc, Velocity Banking), has been debated here to death.  

@Taylor Fontaine, search BP for "velocity banking" there are a number of threads on it.

It's great method to identifying which loans to pay off first to maximize cashflow (my gut tells me to pay off your income-producing property and then snowball that additional income to your primary residence) Also look into the Velocity Banking method that uses a HELOC to pay off large debt faster.There is a lot of skepticism out there about the Velocity Banking method, but I'd run your own numbers.

@John Zhao, if the velocity of money means as much to you as an investor as it should, then commercial money is probably your best bet.
