I personally think if you want to do vacation rentals/short term, you should purchase in an area that is very tourist or close to it and has vacationers all year round.Long term rentals. . .

We believe that more vacationers will be driving to destinations closer to them and staying in STRs versus hotels so that they are not around hoards of strangers in order to be more isolated and feel safer. 

Oceanfront homes tend to be the most desirable and valuable as vacation rentals because vacationers want convenience and simplicity (and what's more convenient than stepping out the front door and onto the beach?).

@James Cannon I did a quick map search of the area and there are some universities no idea how large but it seems like getting students to rent during the school year (9 month lease would actually be a good selling point) Make sure their parents co-sign on the lease and rent to vacationers during the tourist season.You usually get a premium for airbnb homeaway etc. but expenses and vacancy can hurt those numbers

While yes, it is true that our main industry is tourism and we get a ton of vacationers here, the price of any kind of property is beyond anything that makes any sense for an investor looking for a return.  

But in my view so far, Airbnb is for the 1 night bed and breakfast type of guest and the other sites I mentioned are more for vacationers.  

This is also a short drive from the destin area so can be accessible to vacationers in the destin area as well.

At $170/nt, vacationers with deeper pockets usually stay at my place.When I used airbnb I found more users are looking for deals which mine vacation rental doesn't offer any.I figured since VRBO brought me enough business I'd just stick with their service.
