Alternative strategies include tax-loss harvesting to offset stock gains, using cost segregation and bonus depreciation for real estate deductions, or deferring real estate capital gains through a 1031 exchange.

If you plan to hold do a Cost segregation if you want cash now.  

Generally these will have a shorter maturity and higher costs. 

The ones with really good reviews, and a high amount of reviews usually cost a little more, but do a good job.  

People pay a lot of money for advertising, so here is your chance to gain valuable "real estate" for free (or for the cost of a sign).

Taxes, costs, eviction complexity, etc are going to be a much bigger factor in your success than anything else.

Lets say its $270k and you are financing $220k and it takes a year at 12% thats $26k in interest plus other costs etc.

All that being said, it might not be worth the cost of putting in parking, just be aware on the front end that you’re reducing your end buyer/rental pool by not having it. 

The larger the purchase price the greater the spread you need between purchase price plus holding costs plus rehab cost and ARV.  40k projected profit on a 600k project is too skinny for me.
