I would say managing the construction of a 3500 sqft house through demo of an existing structure, new site work, at carrying the project all the way through to the end would be quite an undertaking - especially with minimal construction experience. 

of course, but it is a monumental undertaking that once built is going to take hundreds of thousands of hours a week in upkeep to just to keep up with changes from each little town with under 5,000 people and their codes.

We could under take a bigger project on the house hack using a part of the funds from the sell and then use the rest to purchase out of state.

In certain tenant-friendly areas, it could be a year long expensive undertaking to get them out, that wouldn't start until the courts reopen and the moratorium on evictions is lifted.

The ARV is there for a good BRRRR, but the prices can be high for properties that need so much work, and it is a HUGE undertaking for a new investor (or anyone, really!).

We recently launched a new App for our company, and I know firsthand what a huge and expensive undertaking it was.

It can be a big undertaking, although there can be profit in it IF the numbers are right and IF you have done your homework to know what you are getting into (both big “IFs”).
