It's not true that 99% of Commercial real estate agents don't know what owner financing is.

However I  do want to know why you think the statement above is true..

The fact they ask you to do this is not only a red flag for obvious reasons, but also because, they should know better how risky this is for you and if they had true good intentions they would have understood that and not offer you that option.What you can do is tell them..

Yes, #1 isn't exactly true, but it makes a point that not every landlord and rental can expect to get an A/B class tenant.
