This is easiest when you have a big network in the area of the property as word of mouth spreads fast.May find lots of tire kickers, but these are pretty simple and cost effective ways to get things rolling.

An experienced agent will know how to screen out the tire kickers and wholesalers.

Account Closed lol -  we already tow vehicles that have missing plates, flat tires, expired tags, etc.

He is a bit tired of working on this lot and said that he would be willing to let me take on the project (I would have to get the financing and manage it, he doesn't want to get the financing)  and we could then share the profits of the flip.

Everything is finally in order and now I want to run at least 1 campaign before the big day to get the ball rolling again and possibly knock down a couple nice deals to help foot the budget :-)Anyways to the topic at hand...We have always used Yellow Letters . com to handle our marketing and so far the response has been about 2-3% - majority seem to be "tire kickers," so we are considering a little different approach.  

At some point many will tire of the threat and real estate values should drop or remain very low.

And even though you may roll your eyes and get tired of hearing the same old things day after day, you must remember that this is a business of people management, and you will meet many types of personalities along the way.

But through the years, I rented to plenty of good tenants tired or waiting for coop board approval, a month or two, and rented from me instead. 

Here is the strategy I use.......I don't do showings.I got sick and tired of my time being wasted so many times, even when I would call and confirm with the person that they were still coming, and still they wouldn't show up.
