Now I’m selling all my SF rentals in CA and planning to move the money in commercial Multi family value add out of CA (C+, B-).

It's all good, there's no one right answer to it, and I didn't really know what I was doing when I rented my TH, I did it all wrong and had to evict the HOC tenant and luckily sold the house for a small profit.

Thy are great cash flow properties but would never come close to the other ones I mention in term of appriciation.

@tymalaya thomas well i know But thy are so many houses on renovation last two years all over you will see building permits.. so that's why me expect more, also they raise the property  taxes so i wanna see the big change is happening
