I haven't done any deals with them so I have no first hand experience, but based on their presence on BP, their podcast etc, I think the Memphis Invest guys are in that boat. 

Business cards, websites, social media presence:  these are all simply marketing

I had been avoiding nagging because once I start I can go into very mean, unkind territory.

Once you do that, you are in D-F territory. 

Your treading on SEC territory; old people, money, partners or borrowing it... a great way to get cought up in security laws and spend time in the clinker.

Just goes with the territory when you have a dream and there are master marketers pitching to you.

Matthews IVWhile there may be some benefit to have someone that's got a local presence, your tax strategies are going to be determined by your overall tax profile.  

And as far as streetside lines go,  this runs through a major commercially trafficked road, not a neighborhood and one of my friends owns a duplex just up the street and confirmed the gas line presence in his.

There are other things to watch for, maintenance issues that will push your NOI down to zero and into negative territory in a hurry.
