At the end of the day, investing is like brushing your teeth.

Forcing a sale to enforce a contract needs some teeth like a judge's order.  

Back in the day, oil based enamels were the best choice for hard films (doors, cabinets, etc), but now with hybrids you can get oil performance and clean up your tools with water.   

Funny this is the type of situation that I can really get my teeth into as a self managing landlord.

This doesn't sound like the best project to "cut your teeth on" if you've never done something like this before.

Being used to working with conventional lenders, the rates do make my teeth hurt a bit, but they beat the heck out of not doing the deal!

So here are the prospective tenants that i have :1)  first couple are section 8 and the guy kind of looks like a white trash with golden teeth and a bunch of tattoos and he says he is disabled and  on Medicare but he is very young.

Yea if you're going the licensed route you sound like you're ready to really sink your teeth into this so you definitely wanna self manage.  

I wonder what the percentage of people is that start in real estate in a 'no money down' mindset and either cant ever start, or get their teeth kicked in and move on to something else. 

It was a hard process and I got the financing by the skin of my teeth and mostly because of how savvy my mortgage broker is, to say the least.
