I am thinking I would like to start with a duplex/triplex/quadplex but I am open to your suggestions.I really enjoy making money and have been in technical sales for more than 30 years.

I did a background check and was able to look up his many properties across all states so I really don't have concerns he doesn't have any assets. 

The only real way to create a "warning" is to pursue them legally to get an arrest or to get a money judgment - both of which will show on a background check.Although, all the tenant rights advocates are pushing to STOP landlords from being able to consider criminal history in tenant screening:(

I expanded fast and my reserves for sure suffered temporarily ( was taking some reserves for future downpayments) , but am aggressively building those back up, while growing my personal savings bucket, and do very strigegent tenant background checks and references.   

Technically if they called the note, would I be able to get a better rate on the next loan?

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

You can suggest performing background checks, credit assessments, or offering a higher down payment to mitigate risk.### 6.

With respect to Tenant's back grounds, pets, rental history, job status etc etc we are always looking to learn but feel that aspect is strung and thorough.

Technically the lease doesn't END on 4/1/2025, IT BEGINS on 4/1/2025!!!
