I know deals such as this get done all the time, but I seem to have little luck targeting sellers that are motivated enough. 

Focus on areas with sustainable taxes and long-term rental demand, targeting groups like college students, young professionals, or travel nurses.

From a personal standpoint I target 70% LTV for any investment I have that way gives me ability to sell it if I need too

Most out-of-state investors looking at Detroit are typically focused on cash flow, which means they're usually targeting C or C+ neighborhoods.

I specifically target (with my wording) luxury travel, nature lovers, beach goers and couples.

Because of the dollar's strength, I suggest we target some foreign investors.   

I was targeting no vacancy to 1 month vacancy. 

Whereas as a Coach segment would provide far more support for new REI people to find resources that fit their needs.  

We have all the resources and an incredible network yet we will still have students who will not put the effort into find a commercial deal.
