If you are buying a 65 unit property in Orlando, someone with experience in owning 3 units in NY, for example, will not suffice.

I think offering the choice of either residential or commercial loan officer would suffice.

Suffice to say they will have no security deposit upon vacating and will have a balance due to me.  

A "legitimate" proof of funds letter should suffice.

A realtor or simply realtor.com would suffice for finding deals this way.I think that now, these discounted deals are not popping up on MLS as much because the "average" home for sale is priced reflecting the upswing of appreciated seen over these past few years.

Forgive me if I didn't explain myself adequately in the posts above, but suffice to say that I would never purchase a house with that purchase price to rent ratio; at least not at the price of 100k.

In your experiences, should each property have their own LLCs, or can just one LLC with all the properties under it suffice?

I'm hoping to find someone who has experience mainly in out of state investing as I live in California (any type of REI or general business investing will suffice), and has some time when available to answer questions, and give guidance as I push to acquire my first property. 

It will specify that the the sale is under an open market envrionment, with sufficent time time on the market, where neither party had an unfair advantage, etc.....c; Aspects of financial analysis and how you arrive at it are not restricted to the book value of an asset, but are computed at a point in time.
