I like the subtle "hints" about how much I need to offer and other things like "lets get this signed and submitted today because there is another offer coming in tomorrow morning".My strategy in the future is to always go directly to the listing agent.

But, there are often other warning signs that are more subtle when dealing with scams, or even just incompetent realtors.

Since I Don't invest in FL there may be someone from that area that can provide you more details.Your on the right track, start finding properties and run them thru your spreadsheets and you will start getting a good idea of how the game works and what the subtle differences are between properties.And don't forget location is everything, so drive by some of your prospects.

I am trying to understand different subtle factors like how close the location is to the jobs, is the crime high/low, is the neighborhood up and coming etc.

Yeah I see how all this could be very subtle as interpretation.

As I mentioned in my earlier post different geographic areas within my city are subject to different subtle forces that essentially attract or repel QUALIFIED potential target renters.

Good to know...I had asked the loan officer many specific questions (in a subtle manner) about paying off early and she gave no indication or even the slightest inquiry into my reasoning.

Also the total level of the debt compared to the value.We are on the same page but the subtle differences can be confusing to some reader so splitting hairs is a good idea.
