The scenario I described above is meant to do some digging (not an exhaustive or major time consuming process) to locate all the owners of the apartments in our target market and then automate a contact campaign to see if we can stimulate an off market deal (emails, cards, letters, phone calls) and to create more of a working network within that target market.  

I would love to see this stimulate out-of-state money into my area in West Virginia - the state of WV has some incredible opportunity, and this may help some folks actually take advantage of that opportunity.

Any idea if lenders have tighten up the screws in current situation or they're more relaxed to stimulate the economy specially since they have absolutely no requirement for reserves. 

That way when we do enter a recession the Fed will have greater ability to stimulate the economy by lowering rates back down...Side note - Everyone expected rates to raise last year also and they actually fell a bit, so who really knows?

Real estate can provide cash flow to adjust your lifestyle, but there are only so many beaches I can see and my mind needs to be stimulated or I get bored.

This, in theory, should stimulate demand and cause home prices to rise, in their thinking.The current administration promotes unbridled greed.

I make a very good salary but between travel, long commutes, 12-hr days at the office, and frankly work that just doesn't stimulate me anymore....I will start my night job around 9pm and never complain.

IMO, the economy has been artificially stimulated for a while now.

That will make purchases more affordable.Fed's injection of funds into the economy should substantially stimulate it once the country reopens for business.
