The bottom floor is a permanent STR.At this point, living on the top floor of an STR no longer fits my life and while it has been somewhat profitable depending on the month, I can no longer handle the hassle of management and would be taking a loss if I used a standard airbnb property manager. 

Is it standard practice for a PM to visit the home and see what the issue is before sending out a repair person?

MTRs are great, and there is a lot of opportunity with the different medical facilities in the area, as well as the influx of military and the gaining popularity of MTRs among the general public, not just traveling nurses.

Linden is seeing a large amount of investment activity within residential 1-4 unit properties and newly developed facilities, which were ignited by the ONE Linden Plan.

Is there a standard amount or is it tailored to the project ?    

You may want to look at sober living facility as another option and dive into those numbers.

The costs involved in renovating a distressed property to the same standard as constructing a new home on an empty lot may ultimately amount to a similar total investment.

Are you providing a service to help the tenants abide by the contract and basic living standards?

My ideal is to have a system or a standard in place to maintain discipline about procedures.

I know the 20yr city development plans, I know of the waste water treatment facilities that are wrapping up approvals and have not even broke ground yet and exactly how many w/s laterals will be approved with such.
