Why would that lead to speculation that I don't screen for criminal history. 

But isnt that more of a speculation/gamble as opposed to tangible money?

That is a little too speculative for my comfort level though.

You could jump on the speculation bandwagon and hope to take advantage of some home value appreciation but thats always a bit more risky, especially in this extreme city..  

So while we can speculate on the margins Zillow might make, we won't actually know until they release more information of how they are going to fund these projects, the path they will take for hiring work, and their overall flipping goal and holding periods. 

I also have a small % of my net worth in crypto and other speculative stuff.I have this vision of owning an empire of housing spanning the nation...I don’t get that feeling with syndication but I know this is an irrational wish.

Consider many areas collecting just the rent ( cash flow profit) are just as speculative as the equity gains featured below if not more speculative IMO. 

Others seem to have a lot of potential but are in speculative locations.
