I have done this a few times myself and have a few basic recommendations:1) Make sure the seller owns the property free and clear and that it's very clear to both parties whether the arrangement involves a deed of trust or contract for deed2) If a balloon payment is involved, be sure to assess your ability to refinance and make that balloon payment in the future- optional extensions can help manage this risk3) Understand the tax implications if the interest rate is notably above or below market rates4) Get title insurance! 

Unfortunately there are a ton of asset protection services relying on scare tactic messaging through  social media and the internet which ultimately infiltrates real estate forums such as this leading to confusion and anxiety amongst new investors  and finally the upsell of services that are unnecessary.

Investing is so neighborhood specific that a general mentor would only provide basic information that is free on any podcast or social media.

To set up your LLCs for tax efficiency and asset protection, consider forming separate LLCs for each purpose (Investment, Property Management, and Short-Term Rentals) to limit liability and manage tax implications.

Most people that have limited experience go the thought leadership route.Start learning everything you can about real estate investing and then regurgitate it by writing blogs, starting or being featured on podcasts, blab about it on YouTube and social media.

Become a syndication Co- GP by either putting  up the escrow funds or by raising money for the true GP  where you receive 1% of the GP share of project upside, then create website and social media marketing  materials where you hold yourself out as THE GP for the syndication. 5.
