As I read how others have acquired rental properties, they almost always mention that investors are stuck with 4 conventional loans before they have to get into some creative financing and so their advice is to buy the most expensive properties early - in those first 4 slots.

So even if he is 100 or 200 negative he is still having someone payoff his mortgage and within a year he could move to another and just keep doing this until he has filled up his 4 or 10 mortgage slots

So that delivery people  (UPS, FedEx, etc) can drop them into the lockers and a key can be issued to the tenant (in their mailbox through a slot, for example).
