Flipping works well if you’ve got solid contractor connections, while rentals (like single-family homes) can be great with a BRRRR approach.

I'm not sure if the contractors are trained to exacerbate every single problem or not.We recently discovered asbestos in the compound joint.

You could also not sell, take out a HELOC, and use that for BRRRR investments and refi them out to pay back your HELOC.

I invest in an A/B area with an average purchase price of $500k.  

Single family homes are exempt from rent control when privately owned.  

I only have a single rental (at the moment) and a simple W2 job.
