I would also note your mention of not wanting liability, but offering to "co-sign".

When leveraging money, I think it makes more sense to do it in a market that’s showing signs of growth.

U know when the settlement statement comes in there maybe 1 point but 5k in junk fee's that are disclosed until basically the day of signing as they are not legally bound to disclose all their fee's up front like a NMLS state licensed owner occ loan.

I've looked at PM software and it seems AppFolio is the clear favorite, but it requires a minimum of 50 units to sign up.

I went to his preview event today,  where they give you some basic info, and try to get you to sign up for there 3 day course for $997.

Cover the boat and/or put a "NOT FOR SALE" sign on it and go about your day. 

You also get free credits on sign up to try them out.

I briefly considered signing my STR over to an arbitrage group last year under much less favorable terms last year.If this suites you it may be advantageous.
