With the exception of a few “loan to own” shops, the lenders don’t want these properties.  

You want to learn hands on and starting smaller and safer is the best way.

Bonus that the rents are higher than the lower comps you pulled (double check because tenants shop around, so may be your comps were not equivalent). 

You may want to shop that loan around.
