Best part is I needed proximity to NYC when I purchased this property so getting in and out of the city was breeze which in turn attracted desirable tenants who also need proximity to NYC. 

LTRs are not attractive with a STR unless there's a strict level of isolation.

If your property has appealing features like a pool and a nice backyard, it could still attract buyers, especially families.
