This is how I seek to structure the financing :Purchase price : $400,000 Down payment: 15% $60,000Owner finance (2nd position) : $40,000 The issue I face is the banks are reluctant to structure a deal this way and they say I need 25% of the down payment which I do not have.

I think it is okay to trade time for dollars, most people do it.I think it is also okay if your expenses > Income early on in your career.I think the issue a lot of people face is that they are unable to increase their income outside of what the employer provides as a raise.People should understand what their hourly rate is(even if they are salaried) and then try to increase that number every year.It hurts me sometimes when I hear about high income earners change to real estate focused business(not investment) where the income is normally less and likely not as predictable.I think people should focus on making quality investments and if you don't like your job, try to cut your hours down from the money you make from your investments(I.E. 55 hours to 40 hours to 30 hours to 20 hours and maybe 0 hours.)
