instead of "threatening" him to not do it, make him aware of the challenges ahead and why, so he has an opportunity to see and decide if he has what it takes to overcome them. 

Surround yourself with like-minded individuals who are at a similar stage in their investment journey, or seek out those who are 1-2 steps ahead.

There is no rush to trust someone and trustworthy people welcome you to do all of the due diligence you need to do.

Often times moving too fast with a limited margin for error can be a breeding ground for bad days ahead.

I also know that they "didn't know about the sale ahead of time", so I have to imagine that played a role in the lien. 

However, when comparing which property generates more revenue, Colombia and the Dominican Republic come out ahead.

Make sure to run the numbers ahead of time.4.
