Haven't had any pet problems and we make a couple thousand extra in pet fees.

So many investors lose thousands, or even tens of thousands, every year through poor management of their property.

Even if I were found guilty, the cost would be in the thousands, not in the millions.

So, I guess charge them for the light fixture if its ruined.

Depending on your goals and strengths/weaknesses, there are a thousand different directions you can go with your REI journey. 

There are so many forum posts from investors who buy a random property thousands of miles away based on recommendations from people they don't know and unrealistic spreadsheet math, get crushed by capex, and give up. 

However I really agree with Mathew on this.. there are thousands of houses in every big city in the mid west and rust belt. these are less than replacement costs..
