it's a lot of work and I'm glad not everyone is doing it because it's hard or scary or too much work.I want to share "observations" and reasons why I like Airbnb so much.   

I have been listening to BP podcasts day and night, reading REI blogs and books for the past 6 months...and generally observing the forums for the past 3 months.

There is just a little less room for error when dealing with a smaller park as you don't have as many lot to absorb a vacancy or an increase in water usage(even if you can collect)..or some repairs to do etc.Good job on negotiating them down so far...for me i will still have to go lower and look something like this....200*18*12*.5/.1=216k purchase priceI prefer to pay lower than this based on a smaller park and limited upside potential based on your observation of market lot rents.  

Consider attending one of the Zoning Board's upcoming meetings to just observe the proceedings and personalities of the board members.

Just one observation is that if you end up dropping $600k for the business with stagnant growth, it will take how long to see that initial amount returned? 

Rarely does an exterior street observation ever tell the whole story. 

Your observation about exiting at a lower cap makes a lot more sense to me now.
