I've started flipping houses in the HRM (currently flipping a house in Fairview that was purchased off market) and plan to focus on flipping to generate cash flow for the next while. 

The goal is legitimate: due to complex tax rules, you have opportunities to game the system by selling some of your investments and intentionally generating either gains or losses.

Without businesses it loses its revenue and becomes a trash heap.

First, please do NOT think you're going to generate enough cashflow to live off of within 3-5 years. 

Unfortunately there's a lot of alarmist/scare tactics utilized to upsell these services that do nothing but generate revenues for those who are selling the service and often leave the clients with recurring expenditures i.e  annual maintenance costs.  

We don’t plan to leave jobs and live off of the portfolio but have it as a wealth generator aka hedge against future risks

The combined revenue as LTRs, however, would be about $3000/month.

We basically want property to generate some cash flow and long term appreciation.
