In this supposed 'greatest economy ever' I've had a few tenants within the past week tell me they won't be renewing because they can't afford it.

But your tenants should ultimately know that you control their ability to remain in that unit, so if they become too difficult -  you just let them know at the end of their lease you will not be offering a renewal if things don't improve - whatever the issues may be.  

. • Regular monitoring of approved leases to ensure proper actions are taken at the leasing expiration and renewal dates. • Preparation of quarterly reports for the Board of Directors outlining the current status of the leasing program. • Coordination with the Association attorney as needed for enforcement of the leasing provisions. • Assessment and collection of costs for this program from the leased units by the authority of the Community Covenants, Conditions, and Restrictions (CCRs), $150/year.

Also if you have a clean unit the new owner will be excited about the idea of renewing your lease. 

Common fees will include a set-up fee, leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

Despite this, continued population and job growth, along with limited new development beyond 2025, suggests potential for renewed rent growth in the medium term.The market's long-term outlook remains positive, with Las Vegas's continued growth driving demand for townhomes and condos, making it a viable investment area for both short-term gains and long-term stability.

For the rent increase, you're talking about $1200 (or less because the lease was renewed for July and you won't be taking possession until later). 

It was an extra $13K (up front), and $3K/year renewals afterwards.Having experienced what we and 500 other investors have experienced over the past several months -- i.e., being taken to the proverbial cleaners by a syndicator who was once a LU member but decided to quit and go bat-**** crazy -- I'd never join again if I had the knowledge I do now that their sacred "white paper" (rules for syndicators/GPs/"leads") has absolutely no teeth, and that they do not stand behind the passive (limited partner) investors once something goes awry.  

I received several renewal/non-renewal notices on rental properties in Cypress in the last few weeks.

But as of now am genuinely curious if they will renew or what their plans are for future.
