Hi Brian, I mostly pull Rentometer pro reports and cross reference with MLS and Zillow but I only focus on properties that ACTUALLY rented, not just listings.

Again, refer to your lease (if reviewed by a lawyer, I hope), and your state & local laws.

I expanded fast and my reserves for sure suffered temporarily ( was taking some reserves for future downpayments) , but am aggressively building those back up, while growing my personal savings bucket, and do very strigegent tenant background checks and references.   

In retrospect, some yellow flags found by the property manager during the tenant screening are now bright red flashing sirens, but the tenant showed decent credit, had a positive previous landlord reference, wrote a charming cover letter in his application, and applied through the referral of a reputable real estate agent.

Remember, they can always refer themselves😊Now, make it a goal to call at least 5-10 of these people EVERY day and ask a MAX OF THREE off the list below of who they know that:Just inherited a homeHad a loved one pass awayIs behind on their mortgage or tax paymentsHas a relative that can’t take care of their house anymoreHas a house they’re having trouble sellingIs facing bankruptcyKnows a probate attorneyKnows a bankruptcy attorneyetcWhy only three off the list per contact?

No internet = no tenants a lot of the times...Ensure them you'll leave them a fair reference if any future landlords contact you about their tenancy.

They also need to address exit options and items without a consensus opinion. by the way, we have placed a handful of offers with what my wife refers to as her baby investor.

By 'a lot more money' you're referring to the increase in the minimum down payment and higher interest rate yeah?
