If you paid $10,000 on new vinyl windows and saved 10% on initial cost over aluminum but in 20 years have to replace them then the math says you need to save $10,000 in energy over 20 years because the aluminum lasts 50 years.Also, most of the published figures on energy savings compare new windows to old ones, not new aluminum to new UPVC.

Homeaway has published their Premier Partner Checklist and it is interesting.I personally don't get much business from Airbnb but I have kept my Airbnb listing active because I pickup a few rentals per year there.It appears to me that HA/VRBO is king for true vacation rentals and least in my area.Notice item #1.

I have no problem taking the year's rent up front (in Texas using a Texas Association of REALTORS lease agreement), as long as I would normally accept the tenant using my normal published screening criteria, and I would NEVER give a discount on the rent.
