My inexperience as a brand new investor contributed to the prolonged vacancy.    

Given the prolonged and significant run up in prices here I would say it's more likely for the market to soften than to continue in this upward trend over the next few years.

You have to do the roof on that house and it costs $7,000, well you had the cash on hand and you don't need the cash flow to live so you just don't make any money for 1.5 years as you replenish your fund.The issue is a lot of people spend all that cash flow and don't have the liquid reserves or supplemental income to handle a prolonged vacancy or major capital repair, so they should be accounting for this and putting away money for the inevitable. 

This helps with the tenant's electric bill, and should help prolong both my A/C and my roof shingles.

This will most likely prolong a non-payment situation.

Sorry, but if I’m buying and selling on my own account, I certainly don’t intend to share my profits with a broker ... and I don’t want the annual dues, agency relationship, or the oversight.I could dissect your post but that would only prolong this thread further, and you seem a bit upset about that!

As they are still fairly new, regardless of what the WHO states, there just has not been enough studies to definitively prove long term health effects.That said, prolonged vaping can leave an odor in the home because those vaporized oils have to go somewhere.  

Besides San Diego, I'd wondered if there would be newer investors who hadn't set aside reserves or just someone who had been aggressive and overextended and who would need to sell after not being able to handle the prolonged vacancy.

On the other hand, academia can function as a prolonged adolescence for many people, and I know many very well educated people who struggle financially (read some of Robert Kiyosaki's books for a much more in depth discussion of this phenomenon).TL;DR if you want to go to school for its own sake and you can do it without putting yourself into massive debt, do it.
