If it is a large raise and the tenants are good you can do it stepwise but if they are going to leave they will still leave so you are prolonging the inevitable.

It's actually a gold mine because you have much more control over your buildings and the residents in it and the Vacancy Rates are held incredibly low because rent-regulated apts are basically removed from the available housing stock, lowering the supply of apts, as well as other factors including AirBnB.I have also seen abuse go both ways where Landlords purposely harass tenants.

I would not personally ever invest in a property that did not have all separate utilities in light of the potential misuse/abuse and non payment issues that will definatly arise.

If something requires repair due to abuse or neglect then the Tenant can be held liable. you should have a clause in your agreement that explains this.

Her opinion of course, but the point is those mega-bucks lawsuits are RARE, often get SETTLED, and only happen when you commit egregious acts of negligence over a prolonged period.I am aggressive but fair regarding security deposits.
