Your agency only applies to properties that they have showed you in person as no agent can have procuring cause over a listing they sent you because you could have seen it on Zillow first.

Also if no one is renting a single tenant commercial building, it can be priced much lower because most owners don’t know how to procure a national commercial tenant and most brokers prefer to list the property for sale (to make a bigger commission) than try to locate a big tenant who would then rent the property for 10 to 15 years.

@Drew HoffosI’m going to buck the trend here a bit and suggest that you go all in on an apartment building, but maybe wait 6 months or so in anticipation of a dip in the market.I work more than full time, and have more than a dozen properties, and the effort involved with both procuring them and then managing them is more than what a lot folks would find tolerable I think.

The agent who showed you the home has procuring cause on the transaction so no agent is going to write an offer for you, knowing they would have to give up some of the commission.
