I suspect most landlords will just pretend to believe the tenant's obvious excuses and lies and file the truth away for future reference.If only a moron LL would mention that he checked, only an idiot tenant would believe that an LL with a tenant's SSN would never check.There are going to be a LOT of evictions and judgments happening in Pennsylvania when the judicial courts open up.

I have had prospective tenants give me fraudulent landlord info (I found out one who gave me a name of a friend who pretended to be the landlord).

So let’s pretend there’s a great property that will produce good cash flow and is worth buying but from the documents you find out that Tenant A hasn’t paid rent for three months yet they have several months of their lease left.

These leads turn out to be about 90% garbage leads... pretend buyers..

You agree to pay their note (let's pretend $500) each month, handle maintenance and pay the Seller $100/month in addition for a total monthly out of pocket of $600. 

As for the cottage/den I would not even pretend it exists if the property is not a legal dwelling unit and is being occupied/rented.

That's all wholesaling is as it's taught in these programs, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

I dunno...that seems more-legit and less-sketchy to me than pretending like it isn't thrown in there.The premium is usually paid because the property has already been assessed for and repaired, management is in-place and offered for the future and finally, tenants are already in the units paying rent.
