Will depend on several factors like the type of property, type of tenants, your risk tolerance, other assets you own, your estate planning, laws where the property is located, etc.

Your ability to be successful is less about knowing strategies, and more about knowing what result you need, what type of investor you are, and maximizing the results by having systems in place.  

ADU’s are a very popular in expensive areas, and I understand they add equity value as well.

Has anyone been in a similar position, or has had success offering this type of agreement to a previous owner of a property who has not yet voluntarily vacated?

What gravitated you toward the deal, what type of underwriting did you do.

I haven't personally done this type of rental strategy myself; however am curious to hear more about your experience.

If you are neighborhood agnostic, sure, but the type of property you are likely considering will look like an underwriting dumpster fire.

@Jaycee Greene Yeah it is easy for one to get discouraged when buying this type of project but I must say they are decent when trying to start low and build capital, that way you dont have to deal with **** properties or mediocre neighborhoods again. 

We didn’t since we already have teak plantations in Belize and didn’t need to add that type of diversification.
