I have several current and former clients that have done similar projects, mostly in neighborhoods where either 1) they grew up in the neighborhood, 2) they still go to church in the area, or 3) they have a relative that still lives in the area.

For crowdsource investments on Republic, StartEngine, etc there's a great resource called Kingscrowd that reviews each investment offering and gives details and ratings on the team behind the project.

@Thomas Farrell if you have any experience managing property/construction projects, I would look in to flipping properties and keeping the once that you see an acceptable cashflow on when finished.

The other thing could be tracking what you have had come up on the last 5-10 projects after closing, i.e. the water heater was at the end of life when we bought the last 6 out of the last 10 properties.
