On the other hand, because I'm buying it at a discount I kind of see that as being able to resell it for free in a pinch, but that assumes the market stays elevated and I don't like making assumptions.

Try to get as much credit on that line as possible too because that shows lenders you have access to money should you get in a pinch.

Assuming cashflows are pinched because of rising rates, this will reduce competition and drive up Cap rates, but its not a 1 for 1 correlation on a particular property.     

I'd like to leverage as much as possible with the expectation that long term these properties will only appreciate in valueWith your disposable income, you have the staying power to get by in a pinch.

There are, I would wager to guess, a lot more markets just like mine in the Rust Belt.What you've got going on in your market is slightly outdated wiring, and yes, it can be corrected in a pinch for pennies.

As an example, I only do low income housing-- C/D buy/holds, no one is better at pinching a penny and being creative than I am, my numbers investors would drool over-- but on the flip side--I'd be a horrible flipper. 

The soaring lumber costs that have slowed construction of single-family homes are starting to pinch apartment-building developers too.

I would definitely prefer living closer to our rental, but thankfully we have some really kind and handy friends who can help out in a pinch.
