We just do the tub and surround, then do a nice tile half wall around the rest of the bathroom, coordinating with tile flooring, including sink backsplash and toilet area, as it’s so much easier to clean for turnovers and protects everything from splashing kids, pets, etc.

I have a no pets policy for my rental, a one bedroom apartment that is an ADU on the bottom floor of a larger house that is a separate rental above, because there is less insulation between the walls, and the noise carries and barking could disrupt the other tenants.

We have had units with damage and those take longer, on two occasions over the years it took a few months, due to pet damage and willful tenant damage.Generally speaking vacancy is not a problem we worry about. 1 to 2% across all units and I'm fine with that.
